Things your realtor should have explained: Subject removal.

“Subject removal is the moment your purchase becomes legally committed.”

Many buyers think subject removal is routine paperwork. In reality, it means you are satisfied with financing, inspection results, strata documents, and every condition written into the contract.

“Once subjects are removed, walking away becomes very difficult without resulting in financial loss. That’s why every condition should be reviewed carefully before that date.”

Important Time Change Update for British Columbia
🕰️

This Sunday, March 8, we set our clocks forward one hour, and this will officially be the last time change in BC.

The provincial government has confirmed that after this spring forward, British Columbia will move to permanent year-round daylight saving time. That means no clock change in November and no more switching back and forth twice a year.

The goal is to reduce disruptions for families and businesses and to give us more evening daylight throughout the winter months.

☀️

Set your clocks ahead Saturday night and enjoy the extra light.

Facing Foreclosure in BC? It May Not Be Too Late. Read This First.

If you are facing foreclosure in BC, it can feel isolating and frightening. You may have missed a mortgage payment, received a demand letter, or opened court documents you do not fully understand. Before you assume the worst, it is important to know that foreclosure in British Columbia is a structured legal process handled through the Supreme Court. It does not happen overnight, and in many cases, homeowners still have options. After missed payments and a legal notice, a judge may grant an Order Nisi, which establishes a redemption period. That period can provide time to refinance, negotiate with the lender, or sell before a final order or court-ordered sale is granted. Understanding where you are in this timeline is critical.

Many homeowners hesitate to reach out because they feel embarrassed or believe it is already too late. Foreclosure is not a moral failure. It is often the result of rising interest rates, job disruption, illness, divorce, or unexpected financial pressure. Across Vancouver and the Lower Mainland, more families are navigating this quietly. With over twenty-three years of experience in British Columbia real estate, including complex and distressed property situations, I understand how these matters move through the court system. If you are unsure where you stand in the foreclosure process in BC, I invite you to have a confidential conversation. No pressure. No obligation. Just clarity.
